"Located just a short walk from the city centre and close to the renowned Chichester Festival Theatre, a three storey townhouse with garage, south facing rear garden and off street parking for 2 cars.

DESCRIPTION

The property, which is a mid terraced four bedroom townhouse, extends to approximately 1,550 sq. ft. and is arranged over three floors with light bright rooms offering flexible living accommodation.

On the ground floor is the entrance hall with stairs to the first floor, door to the integral garage with metal up and over door, under stairs cloakroom and a recently refurbished, modern kitchen breakfast room with a slate floor and a range of base and wall units, electric double oven, gas hob, and stainless steel twin bowl sink with mixer tap and an opening to the conservatory. A door leads into the conservatory which is of UPVC double glazed construction with a tiled floor and double doors opening onto the south facing garden.

On the first floor is a spacious study area, historically used as a bedroom which currently has a partition wall up to approximately 1m but could be reinstated as a full bedroom. Adjacent is a large sitting room offering excellent living space, currently housing a grand piano with a window overlooking the front of the property and double doors leading to a small, enclosed balcony.

Somerstown is located just a short walk from North Street and the main pedestrianised shopping precinct as well as Chichester Festival Theatre and Oaklands Park. There is a small convenience store on St Pauls Road whilst the city offers excellent high street shopping, many fashionable restaurants, cafes, bars, a leisure centre with swimming pool and cinema complex, sports tennis club and is home to the Pallant House Gallery.

Located to the north of the city is the Goodwood Estate, which is famous for its many sporting event days including the much celebrated Festival of Speed and Goodwood Revival for motor racing enthusiasts, and a season of horseracing including Qatar Festival. The South Downs National Park is within easy reach being about 2 miles to the north, and Chichester Harbour, along with Chichester Marina and Birdham Pool, are located just to the south west, the harbour being home to several popular sailing clubs.

Also, to the south west, about 9 miles, is the popular sandy beach at West Wittering and the National Trust s East Head sand dune spit at the stunning entrance to Chichester Harbour.

There are bus stops nearby, and Chichester s centrally located train station provides services along the coast to Portsmouth and Brighton, and to London Victoria.
