"EPC-C. 5 Bramley Close is a spacious semi detached home, built by Rydon Homes in 2008 and is presented in absolutely immaculate condition by the current owners. Since buying the property the owners have added a useful porch to the front of the property, a lovely double glazed conservatory to the rear and have converted part of the double garage in order to create a home office/workshop. Furthermore, the garden has been made extremely low maintenance by paving the majority with 'Indian sandstone' creating a wonderful area for alfresco entertaining with good access from the double doors leading out from the conservatory. The spacious kitchen/dining room has been beautifully fitted with a comprehensive range of cream units with granite work surfaces over and a range of built in appliances including a five ring gas hob with extractor over, a double oven, a fridge/freezer, a dishwasher and a washer/drier and a practical tiled floor. Upstairs, the master bedroom has an en suite shower room and the second bedroom, which is also a double, has an open outlook over the communal green. A family bathroom completes the accommodation on this floor.

The front of the property is neatly laid to lawn with paved pathway leading to the front door. SITUATION
Kirdford is a picturesque Sussex Village renowned for its fine period houses and cottages and for the unspoilt countryside that surrounds it. From our Billingshurst office proceed south down the High Street and at the second mini roundabout turn right along the A272 towards Wisborough Green. Proceed over the next two roundabouts, remaining on the A272, and having reached Wisborough Green (after approximately 2 miles) turn right by the village green (just past The Three Crowns public house) and then take the first turning left signposted Petworth. Having reached Kirdford (after approximately 4 miles) turn right int he village centre towards Petworth and having passed The Foresters Arms Bramley Close will be found after a short distance on the right hand side.
