"EPC-E. Situated in a popular semi rural location, Moyana is a detached bungalow offering spacious and adaptable accommodation situated on a garden plot approaching half an acre. The property is entered via a spacious entrance hall with attractive slate flooring giving access to the large sitting room with patio doors leading onto the front garden, a family room

(again with patio doors) and a study with extensive shelving. Double doors from the sitting room lead into the kitchen/dining room which is a large room with a range of solid timber butchers block style units under solid timber work surfaces and a range of wall cupboards. There is space for an electric double oven with extractor over and patio doors at the dining end giving access into the rear garden and a single door opening into the inner hall which leads to the three bedrooms, the master with an en suite bathroom. The other two bedrooms are served by a family bathroom.

Ifold can be found lying approximately two miles between the villages of Plaistow and Loxwood, both having a local store catering for day to day needs. The larger provincial centres of Horsham and Guildford are approximately 13 and 19 miles respectively. DIRECTIONS
From our Billingshurst office proceed south down the High Street and at the second mini roundabout turn right along the A272 towards Wisborough Green. Proceed over the next two roundabouts, remaining on the A272, and after approximately 1 mile turn right along the B2133 towards Loxwood. After approximately 4 miles turn left signposted Ifold and Plaistow and upon entering Ifold turn right by the village store into The Drive. The property is situated about half way up The Drive on the right hand side opposite the entrance to Wildacre Close.
