"This spacious and beautifully presented detached bungalow enjoys a prime location in the semi rural area of Ifold which lies between the pretty West Sussex villages of Loxwood and Plaistow. Offering well proportioned accommodation, a viewing of the property will certainly confirm that the reception accommodation within the bungalow provides particular versatility to be changed around as required. Currently the property is laid out with the sitting room to the front, a room that enjoys an exposed brick fire surround housing a wood burning stove. Adjacent is a similar sized room which is currently used as a family/dining room which also has the potential for an open fire and provides two doors onto the spacious conservatory which enjoys lovely views over the rear garden. The kitchen is fitted with an attractive range of white fronted cupboard and drawer units providing a built in oven and hob with an integral fridge and space for further appliances and a door leading to the rear garden with a separate utility area.

To one side of the bungalow are three double bedrooms, the principle bedroom having an en suite cloakroom with WC, bidet and washbasin with plenty of space available to extend this to include a shower cubicle, whilst the family bathroom is fitted with a white suite which includes a bath and a separate shower cubicle.

Adjoining the bungalow is a spacious double garage with twin up and over doors and a personal door that leads onto the garden. The garage can also be accessed from the utility room.

The property is approached by an 'in and out' driveway with gates on each end providing plenty of parking for cars. The gravel driveway extends to the side of the bungalow separated by double wrought iron gates providing useful extra parking space and wide access to the rear gardens. The rear garden is an attractive feature of the bungalow having a shaped patio adjoining the bungalow with the remainder of the rear garden principally laid to lawn with a selection of plants and shrubs and a number of fruit bearing trees including pear, plum, cherry and apple. At the bottom of the garden there are two timber garden sheds plus a substantial outbuilding measuring approximately 23'5" x 14'2" of timber construction, lined and insulated with a concrete floor and electricity supply. Boundaried by mature hedging and trees, the garden enjoys a high degree of privacy.
SITUATION
Forming part of the popular Ifold development, Forest Lodge provides an attractive semi rural setting in a neighbourhood of mostly individual properties, each with good sized plots, well secluded with mature trees and planting. Ifold enjoys its own well stocked village shop and is between the villages of Loxwood and Plaistow, each with a public house, shop and primary school. The bustling Surrey town of Cranleigh is just 8 miles away whilst the village of Billingshurst is approximately 6 miles away and includes schooling for all ages, leisure centre with swimming pool and a mainline railway station with a service into London Victoria.
