"Moss Bank is a substantial individual detached bungalow situated in a popular cul de sac location on a wide and secluded plot. The accommodation includes two large reception rooms with the option of using one of the bedrooms as a study. A particular feature is the 22 ft kitchen/breakfast room which is fitted with an attractive range of timber styled units which includes both an island bar and a breakfast bar and fitted appliances with ceramic style flooring to the kitchen area and laminate flooring to the breakfast area.

SITUATION
Loxwood is a highly sought after village lying close to the Surrey/Sussex border with a surprisingly varied range of local shops, a fine Parish Church and a well respected primary school. The larger historic village of Billingshurst with its good range of shopping, educational and sporting facilities and mainline station with a train service into London Victoria, is about 6 miles distant and the property is well placed for ease of access to the larger provincial centres of Haslemere and Horsham

(also with mainline stations) being about 7 and 11 miles respectively. The county town of Guildford is about 30.5 miles away.

DIRECTIONS
From our Billingshurst office proceed south down the High Street and at the second mini roundabout bear right along the A272 towards Wisborough Green. Proceed over the next two roundabouts, remaining on the A272, and after approximately 1.25 miles bear right just beyond the bridge along the B2133 towards Loxwood for a further 4.5 miles. Having reached Loxwood proceed into the centre of the village and at the post office on the left hand side and the pond on the right, turn right into Station Road. Spy Lane is the third turning on the left and Pond Close is then the last turning on the left. Having turned into Pond Close take the first turning right and Moss Bank will then be found on the left hand side.
