"Stonepits Lodge is situated in a highly sought after semi rural location fronting a private drive just off Marringdean Road, renowned for its individual, high calibre properties. The property has traditional Sussex styled elevations and enjoys delightful open views over paddocks to the rear.

At present the accommodation provides three reception rooms including a large triple aspect lounge with an attractive feature fireplace in a marble surround and there is a beautifully fitted kitchen/breakfast room with a range of cream fronted Shaker styled units, granite worktops, peninsular breakfast bar and a range of AEG stainless steel appliances. Much of the ground floor has oak flooring with the majority of the accommodation taking advantage of the views to the rear.

On the first floor a galleried landing accesses the four bedrooms, the master with an ensuite bathroom, and a family bathroom. There is enormous potential for further extension with planning permission for a sun room off the kitchen which would extend across the width of the house, a boot room off the utility room, an extension over the kitchen which would provide a further bedroom and bathroom and for two loft rooms which would provide further bedroom accommodation with an ensuite facility. Planning permission has also been granted to replace the existing garage with a double with accommodation over.

Outside the property is approached via a twin five bar gate over a tarmacadam driveway providing good off road parking with a spur leading to the existing garage. DIRECTIONS
From our Billingshurst office proceed south down the High Street and over the two mini roundabouts. On the brow of the hill turn left into Station Road and continue onto Lower Station Road by the station. Proceed past the turning right into Natts Lane onto Marringdean Road and from that point turn left after approximately half a mile by the white and green sign on the left hand side, for South House Farm. Stonepits Lodge will be found immediately on the left hand side.
