"So you are looking for a quiet semi rural residential area, that is not too far from local shops and a train station. The property must have a garage, good size rear garden and an en-suite Found it ! This is the one you have been waiting for.

This home is situated in a quiet cul-de-sac which leads from the sought after Church Lane in Yapton. This is a modern house yet it is surprisingly well proportioned.

The lounge leads into both the Conservatory and Dining room, which gives a great flow whether you are entertaining guests or keeping an eye on the children. With the downstairs wc also keeping them away from upstairs.


The three bedrooms are all a good size with even the 3rd able to accommodate a double bed. The main bedroom has an ensuite shower room and the master bathroom has been upgraded to include underfloor heating, so no cold tiles here.

Added to this is the great outside space, the rear garden is delightful with plenty of planting and shrubs to keep your interest in this private haven.

We bought this home as we loved the peace and quiet when we came to view the property. You have everything you need nearby, but you can enjoy the perks of semi rural living.

Although it is a cliché, we really do have lovely neighbours here, who we can always make time to talk to.

A real benefit to us is having the station at Barnham so close to hand as we can get from here to London and Gatwick very easily.

We hope the next owner enjoys the house as much as us.
