"GROUND FLOOR
The accommodation offered includes a hall with under stairs cupboard leading to a sitting room with oak flooring and a period fireplace with shelving built into the recesses. The kitchen is fitted with a range of attractive cabinets, a 'Belfast' sink inset into a granite worktop plus a comprehensive range of white goods including a dishwasher, a gas range cooker and an American style side-by-side fridge freezer. There is a lovely dining area located to the side of the kitchen with 'French' doors leading to the patio and rear garden. Off the kitchen is a utility room with fitted washing machine and tumble dryer, a separate w.c. and a hallway leading to the integral garage which has now been converted into a fourth bedroom or study.

FIRST FLOOR
To the first floor can be found a master bedroom with oak floor, a wardrobe and bedside table and access to the ensuite 'wet room' containing a lovely walk in shower, a separate bath, a low level w.c. with hidden cistern and a sink unit.
