"Contemporary home with direct river frontage

Description

With origins dating to the 1940s Water Lodge has more recently been extensively extended and remodelled. The weather board design, in a New England Colonial style is most fitting to its waterfront position on the banks of the River Thames.

Accommodation, principally on the ground floor, flows well with the impressive reception hall opening straight into the living room, with stairs rising to a galleried landing. With low set windows, to best enjoy the river views, the sitting room also has an open fireplace and in turn has a door into the kitchen. Designed by Griggs & Mackay of Henley, the superb kitchen includes central island, marble work tops, ceramic induction hob and electric ovens. With bifold doors onto the terrace it is open plan to the dining area which has panelling and fitted cabinetry by Hallidays of Dorchester . There is a further bedroom with en suite shower room on the first floor.

Outside, the property is approached up its own private drive, through an electric gate to turning circle and parking in front of the attached double garage. Mature landscaped gardens extend to about 1.7 acres, with specimen trees and established shrubs, there are fruit and vegetable gardens, a greenhouse and garden stores. South west facing terraces are perfect for al fresco dining and step down to an outdoor heated swimming pool and summerhouse. With lawns gently sloping to the river, the property has a private pontoon and mooring rights.

Location

Situated in South Oxfordshire at the confluence of the River Thame and River Thames, Dorchester on Thames is steeped in history. Well known for its historic Abbey built for Augustinian monks in 1140, which later became the Parish church at the dissolution of the monasteries, the monastic guest house beside the Abbey is now a museum and tea room and two of the former coaching inns are now hotel pubs. The enchanting village also offers pre and primary schools, Coop store, hair dressers, restaurants, hotels and Bishops Court Farm caf which hosts live entertainment. More extensive amenities are found nearby in Abingdon, Wallingford and Oxford.

Communication is good with Culham train Station, about 3 miles, Didcot Parkway Station, about 7 miles, London Paddington from about 40 minutes and the M40 J6& J7 about 10 miles.

The area is well served for a wide selection of state and independent schools including St Birinus C of E Primary in the village and state secondary in Wallingford. Independent schools include Moulsford Preparatory School, Cranford House, The Oratory Prep, Abingdon Prep, Europa international school, Radley College, Chandlings, Manor School and Abingdon School as well as the highly regarded Oxford schools. The village also gives access to footpaths and bridleways to Wittenham Clumps and along the river on the Thames Path.
