" A superbly renovated property backing on to Richmond Park golf club in the popular village of Saham Toney, offering exceptional entertaining space alongside stylish accommodation. The current owners have spared no expense throughout the refurbishment, completely renewing the plumbing and drainage systems as well as carrying out a full rewire. In order to make the property more energy efficient, the pre-existing walls have been cavity insulated and an oil fired central heating boiler has been installed. Upon entering, visitors cannot fail to be impressed by the sheer volume of space on offer. The 26ft reception hall has double doors leading to a fully fitted kitchen and island unit; however, the eye is instantly drawn to the dining hall. The owners clearly thought long and hard about how to use the space, eventually deciding on an open plan eating area with a glass 'lantern style' roof, which is undoubtedly a success and provides the heart of this family home. There is a further formed arch leading into the sitting room which in turn has UPVC fully glazed double doors out onto a rear patio area from where the extensive gardens can be best enjoyed. At the other end of the property, there are two fashionably decorated double bedrooms, one with en suite shower facilities, a contemporary family bathroom and further cloakroom. There are also stairs leading to a third bedroom, which could equally provide an ideal area for an office or playroom. Outside, much of the front of the property is gravelled providing car parking for any number of vehicles, leading up to the double garage which itself has full planning permission to convert into further accommodation. To the rear, much of the half acre garden (stms) is laid to lawn with an array of beds, housing mature plants and shrubs and well stocked vegetable patches. There are a mixture of well established tress, alongside more recent additions such as the sapling apples trees. Viewing comes highly recommended to fully appreciate all that is on offer at this exceptional family home.
SAHAM TONEY The village of Saham Toney is approximately 14 miles North of Thetford and 13 miles West of Attleborough. Local amenities include a post office, village shop, The Old Bell pub, The Broom Hall Country Hotel, Golf Course, a Church and a Primary School. The town of Swaffham and Watton are within easy reach and offer a wide range of shopping facilities. Watton is a thriving community with a bustling high street with local shops, market every Wednesday and an additional Farmer's Market every first Saturday of the month. The Parish Church of St Mary dates from the 12th Century and has a Norman tower with an octagonal belfry. Watton also has a Methodist Church situated in the High Street and both have regular services. In the High Street there is an unusual clock tower, which dates from 1679 AD. This was erected after a fire destroyed much of the town in 1674, reputedly so that its bells could warn townsfolk should such a disaster strike again. On the town sign are the two 'babes' from the popular fairytale. It is said that the nearby Wayland Wood is where the two 'babes in the wood' unfortunately met their fate. The hare (wat) and barrel (tun) also feature on the town sign showing the derivation of the town name. The city of Norwich is approximately 25 miles away with a wide range of high street shopping facilities, department stores, direct rail links to London and an International Airport.
DIRECTIONS From Dereham, proceed on the A1075 through Toftwood and the village of Shipdham. Prior to reaching Watton, turn right off the A1075 on to Saham Road. At the crossroads, proceed straight across on to Bell Lane and at the T-junction turn left on to Richmond Road where number 61 can be found on the left hand side after approximately 200 yards.

To the front, behind the well established hedge there is a long gravel driveway and turning area providing extensive car parking with an additional area of lawn which abuts the neighbouring property. There is gated access to the rear gardens which back on to the fourteenth tee of Richmond Park Golf Club, however stray golf balls should not be an issue, not only because of its location at the tee, but because the generously sized rear garden is well screened by a wide variety of well established trees. Within the garden, which is mainly laid to lawn, there are various areas of interest, such as planted borders, a vegetable patch and an attractive seating area amongst the trees as well as a recently laid patio which can also be accessed via double doors from the kitchen and sitting room.
