"DESCRIPTION The Old Dairy is a most attractive detached period barn conversion situated within an idyllic small close of varying period barn conversions quietly located in the very pretty and rural village of Leighterton. Built of natural Cotswold stone with a rose covered façade, the barn was converted in mid-1990s offering a wealth of character complemented by a recently constructed green oak sunroom overlooking the garden. Extending in all to 2,048 sq.ft, the well-proportioned accommodation is arranged over two floors.

On the ground floor, an entrance hall has tiled flooring and excellent built-in under stairs storage leading through to the delightful county kitchen with fitted units and a utility/cloakroom off whilst bi-folding doors open to the new oak framed sunroom which has high ceiling and two sets of double doors opening to the garden. There are two reception rooms, the living of which has an exposed stone fireplace with a wood burning stove inset and has been partitioned to create a useful study. From the first-floor galleried landing there are four good sized bedrooms, two of which with en-suite shower rooms and fitted wardrobes. The modern family bathroom has a shower over bath.

To the side of the property there is an excellent double garage with private parking in front. The pretty gardens are arranged to both the front and rear. The front garden is enclosed by Cotswold stone walling with mature hedging and laid predominantly to lawn with planted roses, whilst the rear garden is south-facing with a large flagstone terrace, box hedging and well-tended flower bed borders. 

SITUATION Leighterton is an excellent rural village situated equidistance between Tetbury and Wotton-under-Edge. The village has a pretty church, duck pond and popular primary school as well as the well-regarded Royal Oak pub. Both the market town of Tetbury and Wotton-under-Edge have a broad range of shops and amenities for everyday needs as well as a number of quality antique shops, excellent hotels, restaurants and cafes within the town centres. Further everyday needs include a large supermarket, hospital, surgeries and post office whilst there are also excellent schools catering for all ages. The village is surrounded by beautiful Gloucestershire countryside with a wide range of footpaths and bridleways. The renowned Westonbirt Arboretum is a 5 minute drive away along with Westonbirt Golf Course. Both the M4 and M5 are easily accessible for commuting to Bath, Bristol, Gloucester and the South West. Kemble Station has regular services to London Paddington (75 minutes).
