"On the outskirts of Ripley Village, Boughton Hall Avenue in Send is a hugely attractive, quiet and leafy private road lined with substantial family homes. Right at the far end and tucked away in a very secluded corner, this is a cleverly extended and well laid out home that has been enormously enjoyed by our clients during their time there. The accommodation also has a degree of versatility to it depending upon the needs of the incoming buyer but without exception, the rooms are very comfortably proportioned and allow for the varying needs of today's family life.

A large reception hall with a superb herringbone woodblock floor immediately gives the house the feeling of space that runs through it as a whole and leads through to the principal living rooms as well as the large kitchen breakfast room and the back of the house. On one side of the hall the sitting room runs front to back, making it very light while at the centre, is an open working fireplace and at the garden end, sliding doors lead out onto a terrace and to the garden beyond. Off the sitting room is a very nice size dining room that likewise looks out over the garden making these 2 rooms the perfect entertaining space. On the other side of the hall there is a large study which would equally well make a very good family room and in fact has been so during our client's time there. The kitchen breakfast room is a great size and is in just the right place on the back of the house so that it leads out onto the terrace and garden, perfect for the summer months. There is a whole range of wooden units and various fitted appliances as well as a big range cooker. Off the kitchen, there is a very useful utility room with doors out to both the front and the back.

Upstairs the bedrooms continue in the same well proportioned, light and airy vein with a lovely master bedroom that looks out onto the garden and has a sizeable en suite bathroom while the remaining bedrooms are likewise all doubles and share a bathroom and separate shower room. All in all, this is a very comfortable family home in a very attractive location."
