"The location of Courthope could hardly be much better, within the highly sought and much requested South Woking area amongst many large character houses and yet an easy stroll into Woking town centre and indeed the fantastic rail service into London Waterloo. This property could as much appeal to the young first time buying commuter as a person of more mature years looking to downsize to an easily maintained apartment. The communal areas are very well looked after and feature the original and impressive staircase that rises to the first floor where you will locate the front door to this flat. Off the entrance hall are extremely useful storage spaces, one of which then gives access to the airing cupboard and the other is a full height shelved cupboard. A lovely bright sitting room has a full height door that opens onto a retaining wrought iron Juliet balcony overlooking the grounds. Also off this room is the galley-style kitchen with units along one wall, incorporating a 4 burner halogen hob with electric oven and spaces for washing machine and fridge/freezer. The double bedroom, another lovely room, includes twin full width fitted double wardrobes with central dressing table and large wall mounted mirror. The bathroom has a coloured suite and fully tiled walls. Heating is via electric storage heaters.

Parking is provided on a gravel driveway (parking slot No 4) plus visitors spaces. The communal grounds are beautifully kept with manicured lawns and a patio area. There is an Indian Bean Tree and other attractive shrubs and trees.

The property enjoys a 1/6 share of the freehold whilst the lease is for 99 years from 25.03.88.
The annual service charge amounts to approximately n++1000 pa paid in quarterly installments. The ground rent is n++50 pa."
