"A lovely solid oak front door leading to a large reception hall with exposed floor boards, timber plate racks and original brick surround fireplace, creates the perfect welcome. Twin doors lead into what is undoubtedly the hub of the house, a wonderful open plan kitchen/dining/sitting room. Clearly this is a room where you will spend a great deal of your time. The sitting area is arranged around an original brick fireplace whilst the dining area affords ample table space with tri-folding doors onto the front patio and gardens. An ergonomically designed kitchen features a central workstation including a Miele 5 ring gas hob, hot and cold water tap and a raised walnut breakfast bar. Fitted with a comprehensive range of units in white with walnut. A quadruple oven bank includes twin electric conventional fan assisted, one combination microwave/grill oven and a separate steam oven. Built in Miele dishwasher, full height fridge and separate freezer. Dual coloured granite worksurfaces. A separate and excellent utility room features a range of units with a further built in dishwasher and fridge as well as the usual plumbing for washing machine. Twin doors from the kitchen lead to a large extended family room making this whole area perfect for entertaining. Further receptions include a formal sitting room with marble surround fireplace, cast iron insert and gas coal effect fire. Twin doors lead to a conservatory, formerly a loggia and since filled in to create an excellent sitting area in the summer. What was originally the morning room is currently used as a study and works particularly well due to the ingress of natural light. Finally, on the ground floor is a smart modern cloakroom.

Upstairs, a turning staircase with window displaying the rear gardens leads to the first floor landing featuring exposed timber architraves and a large airing room housing the Worcester gas boiler. The master bedroom suite includes a bright bedroom area with fitted wardrobes leading round to a separate dressing area. The spacious en-suite bathroom has a corner bath, tiled shower cubicle and twin basins with furniture below. The guest bedroom has door access to a family shower-room, with large tiled corner shower cubicle. The other three bedrooms, all front facing are wonderful double bedrooms. Heated via a gas central heating system to radiator system, with 4 separate zones including underfloor heating in the kitchen & family room."
