"A detached family home of character, presented to a high standard with well proportioned rooms, with the principal reception rooms offering a south and westerly aspect and a most wonderful garden outlook.

This is a property that we all love in the office and for a number of reasons. The flow of the house works very well with all reception rooms having a garden outlook, the kitchen and dining room have the best view over the garden, with its bifold doors and seamless transition out to the generous terrace. When we were at the house, a family of deer walked across the field beyond the garden, so the garden provides a wonderful tranquil setting.

The principal bedroom has a balcony providing westerly rural views and is an unusual feature for a property of this kind.

For those looking at an aspirational move, a move to reduce the size of your current home or just a move to get a bigger garden, this is the house you need to see. Well appointed, bright and airy and providing a private, rural setting. We would suggest an early inspection.

Situation
Situated in a sought after location between the towns of Sunningdale and Guildford, some 3 miles and 11 miles respectively, with both offering a variety of day to day shopping facilities and mainline railway stations.   Communications are excellent with the A30 providing direct access to central London and the national motorway network. The M3 (junction 3) is about 4 miles to the south and the M25 (junctions 11 and 13) about 7 miles to the east providing fast access to London Heathrow (about 9.5miles) and Gatwick Airport to the south east. Sunningdale provides a regular train service (Waterloo) taking approximately 50 minutes (BR timetable 2008) and from Woking, taking approx 30 mins. Anyone with an equestrian interest can enjoy horse racing throughout the year at Ascot or Windsor and first class polo at the nearby Guards Club, Windsor Great Park, The Royal County of Berkshire Polo Club. There are beautiful country walks to be found around Virginia Water lake, Windsor Great Park and the 1,700 acres of Chobham Common.

Outside
The gardens very much compliment the house and provide the wonderful setting for the property.

Approached over a gravelled driveway to a parking area fronting the house and garage, with pretty herbaceous border and climbing Wisteria.

The rear garden is a complete delight with a generous sun terrace adjoining the house with tended lawns forming the remainder of the garden, flanked by mature flower borders. Your eyes are drawn to the bottom of the garden which borders fields and a rural scene where occasionally deer and other wild animals may be seen.

To one side, making full use of the southerly aspect, is a further sun terrace with retained flower border. A wonderful house providing a serene outlook."
