"An executive family home with a dramatic and secluded setting. The Chimneys was built using traditional and modern building techniques to deliver the best of both aesthetic character, solidness of construction and energy thermo efficiencies (at the time of the building). Located in one of the most sought after and distinguished private roads of South Cheam namely 'The Drive'. The Drive is a mix of ultra-modern architecture, original period estates and neo-Georgian mansions. The entrance to the Chimneys sits within the horse shoe of the road; the building beyond the electronic security gates is barely visible from the road but the sense of theatre delivered by the setting starts to excite the visitor. As you proceed through the gates and continue down the drive you will notice the 0.8 of an acre plot sides the private golf course from front to back. Arriving at the house the triple garage, the triple fronted house and the views all vie for your immediate attention. As one would expect the entrance to the house is stunning and includes the galleried staircase and landing and marble flooring. The remainder of the house follows suit in style and elegance and the occupier s vitality will be enhanced by the masses of natural light in all areas of the home. The ground floor has formal rooms and informal rooms which can be used as required to include drawing room positioned to take in the superb views, dining room, study and large kitchen which opens onto the family room. From the kitchen access is gained to a second hall and then the garage, utility room, cloakroom and second staircase to the first floor games room. The first floor is a balanced mix of bedrooms to family and en-suite bathroom/shower rooms with feature areas like the gallery landing. Bay windows deliver extra character and help soften the edges of belief that this is a relatively new build. The rear garden allows for pure escapism as you could really be anywhere; tall mature trees screen and divide Koi ponds and differing plateaus and decked landscaping. The experience reminded me of Wisley and the owner informs me his idea was to create a controlled yet natural landscape which shows no evidence of being contrived. The local area is known for its affluence and highly regarded schooling. Commuting into London via train services, down the A3 and around the M25 are all easily accessible. Occupiers will enjoy the many sports and club facilities locally and the ability to shop locally in Cheam or Banstead high street delivers a quaint experience whilst further afield like Kingston and Epsom gives a more dynamic shopping option.

Vendor Interview
Set in a much sought after area of Cheam, this beautiful location would seem to incorporate the very best of both worlds a quiet and tranquil country feel within 5 minutes drive of all the facilities and amenities our modern lives demand. We weren t actually looking for a property and we certainly weren t even considering a move but then we came across Chimneys, explains Gary We fell in love with the house the moment we saw it and the very next day we had decided that we simply had to live here! The use of traditional materials lends a gentleness that sits perfectly with the narrative of its setting. In fact, once the gates close behind, the world does seem to dissolve away. There is a wonderful sense of quiet, stillness and privacy here, adds Gary coming back home at the end of a demanding day I can completely relax and unwind and just let the world spin at its own heady speed. The gardens have been intelligently landscaped to reflect this sense of uncluttered and undemanding tranquillity. A koi pond and stream meanders to one side and the lawn is punctuated with mature shrubs and trees providing year round interest. The house is set well back from the road, and approached by our private driveway. The property is screened from view by beautifully mature trees which continue around the house and the gardens giving a complete sense of living in the country. Yet just 5 minutes away there is a bustling centre with everything a family requires. The main line rail station at Cheam provides an easy 30 minute commute into London Bridge or Victoria and with the M25 just a 10 minute drive away I can reach Gatwick airport in about 25 minutes and Heathrow in approximately 45 minutes. Chimneys has been a superb family home and our children have enjoyed to the full everything this house and its setting has provided. It is a gentle place to live and a home that we have also enjoyed sharing with our family and friends. Entertaining here is so easy and effortless whether it be marquee functions on the lawn or Christmas dinner for 24 this is a home that has the space and versatility to cope with such ease everything we have required and so much more!
