"The exterior of this lovely 3 bedroom home belies the size and adaptability of the accommodation within, having been extensively modernised whilst retaining its character and extended to the rear with the addition of a large open plan living room that is ideal for daily family life as well as entertaining. A double glazed conservatory leads off to the rear and is a lovely room to sit and enjoy the garden. A peninsular separates the kitchen and being open plan to the living room, ensures that you will not miss out on conversation and all this taken together forms the ?+?heart?+? of this lovely home. In keeping with the cottage style, the kitchen is fitted with a range of cream fronted units inset with a ceramic sink and a Range Master range cooker with a matching canopied cooker hood over. The fridge/freezer and dishwasher are integrated and the washing machine is located in the main bathroom upstairs. To the front is the original living room which is a cosy room to enjoy some quiet time or on those chilly winters evenings, snuggle up in front of the open fire with its fine limestone surround.

To the first floor are three bedrooms, all with built-in wardrobes; the master being double aspect and adjoining the third bedroom that is currently laid out as a dressing room but could easily be turned back into a single or double bedroom depending upon how many wardrobes are removed. Adjacent to the master bedroom there is a separate shower room off the landing. The delightful and generously sized family bathroom is a lovely light room finished in a fresh colour scheme with a modern 3 piece white suite incorporating a large double-ended bath. To one side is a deep cupboard housing the washing machine and the modern gas fired combination boiler.

Completing the accommodation is a large loft room that would make an ideal hobby room, accessed via a paddle staircase, with eave storage cupboards and a Velux window providing ample natural light.
