"Forming part of an old farm house dated 1864 is this attractive three bedroom property, positioned at the end of a small driveway that leads into an attractive courtyard which is also included in the Freehold, providing off street parking for several cars and a private garage. A small covered porch and entrance hall gives access to a family room, sitting and dining room and a WC. The accommodation extends to 1845 sq ft, the sitting room overlooks the pleasant front courtyard, has a brick fireplace and open arch to a dining room. The family room has a large window overlooking the rear gardens, it also has a brick fireplace and a door leading to the kitchen/breakfast room which has a walk in pantry. There are integrated appliances including a fridge, Stove, double oven and four ring gas hob, washing machine, and microwave. Double doors give access to the attractive garden terrace. An inner hallway leads to the first floor where there are three double bedrooms and a family bathroom with separate bath and shower cubicle. From the landing is a sliding door that reveals a hidden staircase to a generous loft room with two Velux style windows.

Situation
Reigate town centre is located only 1.4 miles from the property by car and 1.1 miles on foot. The town provides a comprehensive range of local shops and boutiques including Laura Ashley and M&S Simply Food. There are also a good number of restaurants, cafes and coffee shops including Costa and Cafe Nero. Local restaurants include Pizza Express, Cote and Bill's.
