"A well-presented 4 bedroom detached period cottage, formerly a dairy but now a spacious family home with a landscaped garden, lovely views over neighbouring fields and a convenient village location. Dating back to Victorian times, when Dairy Cottage was part of the surrounding farm, this charming property has been extended and modernised whilst retaining many period features. The unique octagonal dining room was the original dairy and retains a vaulted and beamed ceiling. The kitchen/breakfast room has a terracotta floor, Belfast sink and fitted units with integrated fridge, dishwasher, Smeg 5 ring gas hob and a double oven. The double reception room has a corner position maximising the southerly aspect and has a beautiful cast iron fireplace with gas fire. There is built-in shelving under the stairs creating a mini library and wooden flooring in one hall and encaustic tiled floor in the other. Completing the ground floor is a utility room, bathroom and fourth bedroom which could be used as a family room. On the first floor are three bedrooms two of which are particularly spacious and have eaves storage and ensuites. The master bedroom has a dressing room with extensive built in storage and a vanity basin which leads to a bathroom with glass shower screen and heated towel rail.

Situation
With lovely views over neighbouring fields and farmland, Dairy Cottage is located in the village of South Nutfield. Within walking distance is a village primary school, shop & post office and Nutfield Railway Station (0.5 miles) which has services to Tonbridge, Redhill, London Bridge and Victoria. Nearby is Nutfield Priory with its health club and leisure facilities and Priory Farm which has a garden centre, farm shop selling local produce, fruit picking and many activities for children. Reigate, Redhill and Caterham offer extensive shopping and local amenities.

Outside
Dairy Cottage is approached by a side gate with path leading to the front door. The front garden features a formal garden with four flower beds circling an ornamental tree and an espalier apple and pear walk. A path continues around the rear of the property where there is a raised patio for summer dining which has lovely views over the fields that border the garden. Much of the garden is laid to lawn and enclosed by a picket or panel fence. To the side is a well tended vegetable plot with a greenhouse and close to the back door is a covered porch creating useful storage. Of particular note is a barn style double garage which has storage above and a workshop and mower shed at the back. The plot extends to about 0.4 acres (0.2 Ha)."
