"SUMMERY **UNEXPECTEDLY BACK ON THE MARKET 21ST MAY ** CHAIN FREE SALE** An attractive 1930's semi detached house with four double bedrooms, two bathrooms and a large well established garden. Set back from the road this home boasts beautiful views of the surrounding countryside and the North Downs. Within walking distance of Hurst Green train station and with parking for three cars on the driveway.  

LOCATION This property is set on the outskirts of the charming village of Limpsfield which boasts a tennis club and a few local stores including a locally run post office. A larger variety of shops and facilities can be found in Oxted, approximately 3/4 of a mile away. There is an array of supermarkets, a cinema, leisure centre (with swimming pool) and a selection of boutiques, pubs and restaurants. This house is conveniently located for both Hurst Green and Oxted train station, which offers fast trains into London. 

DESCRIPTION Opening into a central hallway with space to hang coats, the secure front door with double glazed panels sits attractively under a small canopy roof. Access is offered from the hallway to the first floor, the kitchen/dining room, the main living room, a second 'snug' reception room and the downstairs shower room with w.c..

The 'snug' room to the front of the house is a good size and would make an excellent, office, playroom, separate dining room or spare bedroom. At the moment however, the room, with a brick hearth surrounding an open fireplace, is a second reception room offering space to escape and relax away from the rest of the house. Behind this is the main living room, a large open space with ample room for furniture and some exposed wooden beams to the rear. There is also a gas fireplace, a Velux window to the rear and French doors out onto the garden. The downstairs shower room has a tiled floor, heated towel rail, w.c., hand wash basin, a shower and a mirrored wall cabinet. The kitchen has wood effect flooring, fitted wall and base units with work surface over, an integrated double oven, five ring gas hob with extractor over, Neff dishwasher and a one and a half sink with drainer. There is space for two tall fridge freezers, washing machine and tumble dryer and a large cupboard with space for storage. The other half of the room is a dining area, partly partitioned but with an open plan feel and offers a door leading to the back garden.

The stairs to the first floor has two windows allowing for plenty of natural light. Access is given from the landing to the master bedroom, bedrooms two and three, the family bathroom, two convenient storage cupboards and the stairs to the second floor, all except the bathroom is carpeted. The master bedroom has a bay window, built in wardrobes and beautiful, uninterrupted views over fields, farmland and the North Downs. Bedrooms two and three both have built in wardrobes and windows overlooking the rear. The family bathroom, recently refurbished, has an obscured glass window to the side, bath with shower over, tiled floor, heated towel rail, w.c. and a wash hand basin.

The second floor, converted by the current owners, is an L shaped room with space for double beds, desks or other furniture, there are Velux windows with black out blinds and an array of built in storage in the eaves. 

OUTSIDE This attractive 1930s property has a wooden gate from the road giving access to off street parking for up to three cars on a brick paved drive. Hedges surround the front drive/garden where there is also a log store. Side access is given to the rear through a secure gate past a wooden shed housing the combi boiler. The south west facing rear garden is well established with a decking area, brick built BBQ with an outside electricity socket built in and a bike shed. The lawn then extends to the end of the garden where there is a vegetable patch, large shed and a greenhouse. Mature plantings include an apple tree, pear tree, sour cherry tree, a beautiful pink quince bush and a Salix bush.
