"LOCATION Located on the edge of Hurst Green village and within a short walk of Hurst Green station with direct lines up to London Bridge and Victoria. Oxted is approximately 1.5 miles away with a more comprehensive range of shops including a Waitrose and Morrisons, a leisure centre with pool and a cinema. Junction 6 of the M25 is within a 4 mile drive.  

PROPERTY DESCRIPTION The front garden has a path leading to the covered front door that opens into the spacious entrance hall. The kitchen directly in front has laminate flooring and a range of wall and base units including plate and wine racks, with a work surface over and is fitted with an integrated fridge, dishwasher, oven/grill, electric hob and extractor. The sink is located beneath the window overlooking the terrace and garden beyond. The living room, set off the hall has a double glazed bay window, dado rails and a brick built fireplace (currently blocked off) with an electric fire. The stone hearth compliments the mantle. A brick archway leads through to the dining area where the impact of the stunning views beyond, come into focus. The dining area has a handy doorway accessing the kitchen and has been extended to the rear to include a further sitting area making the most of the south westerly aspect of the garden capturing the views to the fields and open countryside beyond.

The utility room is located at the rear of the house and has space and plumbing for a washing machine and tumble dryer. There is a stainless steel sink and drainer with mixer tap with storage cupboards over, a full height storage cupboard, space for a fridge/freezer and doors to both the rear garden and the garage. The downstairs shower room with shower cubicle and w.c. is also located just off the utility area.

The stairs from the entrance hall lead to the spacious landing area giving access to the three bedrooms and family bathroom. The main double bedroom has built in wardrobes and double glazed windows with views to the front. Bedroom two is also a double size with wonderful far reaching views over the fields, this room also houses the airing cupboard with hot water tank and the pump for the shower. Bedroom three is a good sized single room with cleverly designed storage units over the stairwell casing. Double glazed windows over look the front. The family bathroom is fully tiled with a separate shower cubicle as well as a bath, w.c., wash hand basin and obscured glass window to the rear.

Stairs lead to the large loft conversion (built in 1968), this is an excellent space with laminate flooring, ideal for a home office or a fourth bedroom. Two dormer windows offer spectacular south westerly views over the fields. Previously used as an office, this room has two phone lines and plenty of space for desks or beds and additional furniture. Eaves storage is particularly handy, fully boarded to optimise on the space. 

OUTSIDE The low maintenance front garden is mainly stone and concrete paving, with parking for at least two cars. A few flower borders soften the area up and the high hedges offer privacy. The single garage is ideal for storage with power and light and has a door to the rear accessing the utility room. The south west facing rear garden is mainly laid to lawn with some borders separating shrubs and bushes from the grassed areas. A path leads from the terrace area to the rear border with a pretty Willow tree and where the field beyond gives a sense of serenity and space . The large terrace is ideal for outside dining and entertaining, room for dining tables and chairs and a BBQ. The wooden pergola is entwined with wisteria and grape vines, producing texture and colour sporadically through the year.
