"LOCATION Located on the edge of Hurst Green village and within a short walk of the mainline station with direct lines up to London Bridge and Victoria. Oxted is approximately 1.5 miles away with a more comprehensive range of shops including a Waitrose and Morrisons, a leisure centre with pool and a cinema. Junction 6 of the M25 is within a 4 mile drive.  

DESCRIPTION The part glazed front door opens to the entrance hall with a window to the front, two understairs storage cupboards and stairs to the first floor. The reception room to the front boasts a bay window along with a feature fireplace with marble hearth and wooden mantle housing a coal effect gas fire. A glazed door, with shelving and a window to the side, leads to the second reception room, with two windows and a door opening to the rear garden. Attractive Balterio laminate flooring runs through these two rooms. The kitchen sits to the rear of the house with a range of wall and base units, space for a fridge freezer and washing machine. There is an integrated slimline dishwasher, tumble dryer, oven and gas hob. The stainless steel sink with drainer and mixer tap is set below the window overlooking the pretty rear garden. There is also a glazed door to the rear garden.

The first floor landing has access to the part boarded loft. There are two bedrooms to the front of the house, one a spacious double, the other a good sized single bedroom. The rear bedroom has lovely views over the fields beyond the garden. It has a built in cupboard and also houses the airing cupboard. A cloakroom has a w.c. and an obscured window to the rear. The bathroom comprises a bath with a mixer tap and shower over, pedestal wash hand basin, obscured window to the rear and part tiled walls.  

OUTSIDE The quiet and private south west facing rear garden backs onto fields. It is mainly laid to lawn with a pretty path to the side leading to the shed at the rear. There is mature planting to the borders, a small greenhouse, two vegetable beds and a patio area. There is also access to the garage. The front garden has a driveway, access to the garage, a path to the front door and some lawned areas. It is well screened to the front by a beech hedge.
