"LOCATION Located in a private cul-de-sac a stones throw from the heart of Oxted. Oxted town has a range of shops including independent boutiques and a number of supermarkets including Waitrose and Morrisons. Facilities include a leisure centre with pool and gym, a cinema, library, theatre and health centre. The train station offers fast trains to London and East Croydon and junction 6 of the M25 is about 3 miles away.  

DESCRIPTION A secure front door leads to a communal entrance hall with windows to the front and side and stairs to access the private front door to the apartment. The large entrance hall provides access to the rest of the accommodation. The rooms are currently set up as three bedrooms and two reception rooms, however the accommodation is flexible and can easily be changed to a four bedroom apartment. The rooms are spacious, with high ceilings and large windows. Many have picture rails and cornicing. The main bedroom has a window to the front and a range of built in wardrobes providing useful storage. Bedroom two has a large bay window, good sized built in wardrobes with full height mirrored doors and an en-suite cloakroom with w.c. and wash hand basin. There is a third bedroom currently used as a study with a window to the rear. Two rooms are currently used as reception rooms. Both are spacious and have windows to the rear. One has a brick fireplace with tiled hearth with an electric fire and also an attractive shelved inset arch.

The kitchen has a range of wood wall and base units with a granite worktop over. There is a one and a half bowl sink with drainage grooves in the worktop. The two ovens, induction hob, dishwasher and washing machine are all integrated. There is a movable breakfast bar and an extractor fan above the hob. The boiler is housed in the kitchen and is approximately 18 months old. Extra storage can be found in a larder cupboard, a second cupboard currently houses the fridge, and there is additional storage above both.

The family bathroom has a fully tiled floor with matching tiles rising up the walls to the celling around the bath. The Roca fittings include a basin with mixer tap, toilet and 'P' shaped shower bath. A cupboard under the basin, mirrored unit above and a heated towel rail complete the room.

 

OUTSIDE The apartment sits at the end of a private gravelled cul-de-sac. There is a single garage next to the apartment with parking in front and a number of communal parking spaces. A communal garden sits to the rear of the house. This is mainly laid to lawn with mature planting and hedging to the sides.
