"A charming detached cottage believed to date back to the late 1800's. Situated on the Northern fringes of the town providing convenient access to Haslemere Station and acres of land owned by the National Trust. We are informed that the property was once a grocery shop serving the settlement of Lion lane. The property now offers a practical yet versatile accommodation arranged over two floors. Approached via a gravel driveway leading to double gates. The front door leads directly into a kitchen breakfast room, fitted with a range of units and space for appliances. In addition a door gives access into a cellar with plumbing for appliances. A double aspect sitting room is further complemented with a wood burning stove. A second reception room leads directly from the sitting room, currently being used as a home office. The First floor is of equal merit. The master bedroom in an impressive room with a vaulted ceiling and doors to a small balcony. There are three further bedrooms, a re fitted bathroom and a separate W.C. From the first floor landing there is access to the loft space providing additional storage.

Situation
The property is situated on the west side of Haslemere occupying a prime position and is convenient for the shops at Weyhill and Herons leisure centre. Haslemere, about 1.5 miles distant, is situated on the border between Surrey, Sussex and Hampshire and is well placed for access to London either via the A3 London to Portsmouth road or via the main line station to London Waterloo which is approximately 1 mile from the property. The town centre offers a wide range of shopping including Waitrose, sporting and leisure facilities and the area is renowned for its beautiful countryside which includes many walks and bridleways, as well as vast areas of land in the ownership of the National Trust. Other facilities in the area include sailing on the South Coast, golf courses at Liphook and Hindhead, together with racing at Goodwood and theatres at Guildford and Chichester.

Outside
To the front of the property there is a gravel driveway providing off road parking. Double gates lead into a covered entrance leading into the rear garden. A great deal of consideration has been given to the landscaping and now provides secluded areas for outside entertainment. The Old Bake House still stands in the garden, currently being used as workshop but could be converted into an outside studio.
