"A three bedroom character semi-detached cottage located in the heart of the village, which has been cleverly extended to provide spacious accommodation for family living, whilst retaining some character features associated with such a cottage. The property benefits from off-road parking to the front and rear and a pretty, secluded & enclosed garden.

Situation
The property is situated in the village of Jacobs Well, close to the village green. Jacobs Well is a small village less than two miles north of Guildford Town and a little further from Woking. Both towns have fast services to Waterloo and there is a local station at Worplesdon. There is nearby access with the A3, which connects to the M25 orbital motorway.

Description
This semi-detached cottages has origins, we believe, dating back to 1895 and enlarged in 1979 with a side and rear extension to provide spacious accommodation and modern comforts, whilst retaining some character features. The ground floor now provides three separate reception rooms. There is a family room from the porch which enjoys a front aspect. The sitting room is spacious with a fireplace housing a gas-fired burner with log-store to the side, a walk-in understairs storage cupboard/coat store. There is a window to the rear and a door providing access to the garden. Glazed doors lead into the dining room which is of a good size and also has a front aspect. There is a storage cupboard housing the Potterton gas boiler. To the rear of the house is the cottage style kitchen with space for a range cooker and an extractor over. A door leads into the the utility area with plumbing for a washing machine and dishwasher. A separate door opens to the cloakroom, fitted with a low level WC and wash hand basin. There is a glazed door to the rear garden. The first floor provides three double bedrooms, all with fitted wardrobes. The main bedroom benefits from a double fitted wardrobe and an airing cupboard with hot water cylinder. The family bathroom has been fitted with a modern white suite with a separate shower enclosure. The landing provides access to the boarded loft space.To the outside there is a pretty, enclosed and secluded, good-sized garden with a paved seating area, ideal for outdoor entertaining. There is a level lawn and a variety of mature shrubs and borders, and apple and crab-apple trees. There is a timber garden shed and a greenhouse.
