"Situated in a quiet location within Queen Elizabeth Park this is a notably light and airy detached family home with well proportioned and attractive accommodation laid out over two floors. On the ground floor there is a very welcoming entrance hall with a wood floor that leads, through double opening doors, into a very comfortable sitting room with a central stone fireplace and double opening doors that lead out onto the terrace and garden. On the other side of the hall there is a very attractive family room which could equally well be used as a formal dining room if preferred and which has a square bay window overlooking the front. On the back, the kitchen/breakfast room is a particular feature of the house with the breakfast room at one end having a great deal of glass that allows in a huge amount of light and, with its vaulted ceiling, creates a very attractive informal dining space for the house. The kitchen is beautifully fitted out with a whole range of appliances including a five burner hob with stainless steel extractor above, fitted fridge and freezer and dishwasher. Off the kitchen there is a utility room. On the first floor there are three double bedrooms, the master bedroom a particularly attractive size with a whole range of built in wardrobes and a deep bay window overlooking the front as well as a large en suite bathroom. The further two bedrooms are served by a family bathroom while off the landing there is also a galleried study area that looks down into the breakfast room and which makes a very useful and attractive home office. At the front of the house there is off street parking leading to a single garage while at the back there is an enclosed rear garden. Queen Elizabeth Park is an award winning development on the outskirts of Guildford but still within easy reach of the town's beautiful and historic High Street and it's commuter station. The areas as a whole is surrounded by miles of green hills and open countryside much of which is easily accessible from the house."
