"Sitting in a hugely convenient location within just a short walk of Guildford's upper and lower High Street, this is an absolutely charming home of outstanding warmth and character which has a hugely appealing feel to it and which has been a much loved home for our clients during their time there. The house has also been greatly improved in recent years and as a result now works extremely well on a practical day to day living basis while retaining a great deal of its original character. Throughout the house there are many of the features that one would hope to find in a home of this era such as leaded light windows, panelled doors with their original bakelite fittings as well as a wonderful cast iron fireplace in the sitting room. On the ground floor there is a large and welcoming entrance hall where off to one side steps lead down to a cloakroom while off to the other side is the sitting room. This is a particularly attractive and comfortable room that looks out over the front through a lead light, glazed bay window and has a delightful, central cast iron fireplace with inset tiles and a granite hearth that creates a very attractive focal point for the room. Running across the back of the house a substantial kitchen/breakfast room creates a fabulous day to day living space for the house and with a door that leads out onto the terrace and garden beyond also makes a wonderful inside/outside room during the spring and summer months. The kitchen is superbly fitted out with a range of handmade units with granite work surfaces above and with an engineered oak floor and space for a large table and chairs it really makes a very attractive and extremely light space. Off the kitchen/breakfast room there is a large double aspect family room which has a number of possible uses depending upon the needs of an incoming buyer and which gives the house an extremely workable additional living room. At the other end of the kitchen there is also a very useful utility room with doors that lead out to both the back and the front. On the first floor the bedrooms all continue in the same warm and comfortable vein with a wonderfully bright master bedroom on the back which leads through a substantial dressing area into a beautifully fitted en suite bathroom complete with bath and shower. The second bedroom on the front is likewise an extremely attractive double while the third bedroom on the back could also be a small double, if required. The family bathroom is fitted out with an attractive white suite and partly tiled walls. This is a home that has been beautifully cared for and much loved by our client and is a very fine example of the character homes to be found in central Guildford."
