"Located in a private road in the heart of the village, an extended, five bedroom detached family home offering spacious living accommodation. The property is situated on a large garden plot, offering further potential to modernise and extend, subject to usual consents.

Description
On the ground floor of the property there is an extended sitting room with patio doors onto the rear garden. There is a separate formal dining room at the front of the house with a bay window. The kitchen is fitted with a range of high gloss white units and there is a feature pale blue AGA. The AGA is gas fired with two hot plates and two ovens. The current owner uses this for cooking most of the year, but does have an electric oven for the summer months. There is ample space for a breakfast table for informal dining. There is a large utility room, access to the garage, and a cloakroom. On the first floor there are five bedrooms, four are double, and a good-sized single. The family bathroom is at the front of the house and there is a also a separate shower room.A particular feature of the house is the lovely, level, good-sized rear garden. A paved patio runs the width of the house with a central pathway flanked by lawns on both sides. There are a variety of well-stocked flower and shrub borders around, and pretty features such as a wisteria and rose clad arbour, and rockery garden. The garden continues to a further wide area of lawn with apple trees amongst. At the foot of the garden is a fenced composting area. Boundaries are formed by a mixture of panelled fencing, hedges and conifers. To the side of the house is a timber garden store and gated access to the front. There is outdoor lighting and power and water.

Situation
Meadow Road is a prime private road in the heart of the village, close to Sutherland Memorial Park in a very convenient location within two miles of Guildford town centre and easy access to Stoke Park and the Spectrum Leisure Centre. Burpham shops and the Sainsburys Superstore are both within walking distance. George Abbot and Burpham Primary schools are also a short walk away and the position is very convenient for access to a number of leading independent schools such as Tormead, Guildford High School, Lansborough and the Royal Grammar School. The A3 is approximately 0.25 mile giving access to the M25 at junction 10 and Guildford mainline station is approximately 2 miles away.
