"Dating from the 16th century with significant Victorian additions, this substantial 6 double bedroom farm house sits comfortably in mature grounds of around 0.5 acres. There is current planning permission to convert the barn into a 2 bedroom annexed cottage.

The property is set on Flower Lane which runs from Godstone up to Woldingham.  From here the nearby towns of Oxted and Caterham are easily accessible and both provide comprehensive shopping facilities. Woldingham offers local amenities including a village store and Post Office as well as sporting and leisure facilities.  The area boasts excellent schools including Woodlea (Woldingham), Hawthorns (Bletchingley), Hazelwood (Oxted), Caterham and Woldingham.  The M25 can be accessed at Godstone and rail links into London Bridge and Victoria are available from Oxted and Woldingham.

Set in an elevated position between Woldingham and Godstone this impressive detached home offers fantastic and spacious accommodation.  Home to the current owners for many years the property enjoys a rural feeling and oozes character with exposed ceiling beams and wall timbers.  Many of the rooms enjoy inglenook fireplaces with wood burning stoves.  A later Victorian addition adds grandeur and elegance to the property and contrasts beautifully with the rustic charm of the original house.

The kitchen being ?a hub for the house? has become clich? in recent years but it is certainly the case here.  This large dual-aspect room looks out over the gardens from its stable door and has ample room for a sofa and breakfast table.  At one end there is a fitted kitchen with a range of farmhouse style units and to the other an oil fired four oven Aga.  There is a further utility room and laundry which provides access to the cellar which houses the boiler.  The dining room and family room both have inglenook fireplaces.

As you move in to the Victorian portion of the property the ceiling heights increase further still. The impressive drawing room boasts a mid-19th century marble fireplace, ornate cornicing and ceiling rose and a large bay window overlooking the rear garden.

To the first floor there are three well-proportioned double bedrooms (one with en-suite shower room) and the main family bathroom.  On the second floor there are three further double bedrooms and a further bathroom.

Outside: A long, gated gravel driveway sweeps around the front of the house and is flanked to the left hand side by mature conifers.  The detached barn has current planning permission to convert it into a two bedroom annexed cottage.  There is garaging for two cars and additional parking on the driveway for several vehicles. The property is surrounded by mature gardens with the majority being to the rear of the house where the lawn is bordered by mature trees including a large weeping willow.  The total plot is around half an acre.
