"This well-presented detached family house was built in the 1930s and is in good decorative order with light and spacious well-planned accommodation. Leading off the central hall, the main reception areas have a double aspect and a large picture window in the sitting room takes full advantage of the garden. As well as the two reception rooms, there is a good-sized study and the kitchen has an archway through to the breakfast room, with double doors leading onto the large terrace. There is a utility room giving access to the garden and to an outside storage area. Upstairs, the principal bedroom has an abundance of fitted wardrobes, there are three further bedrooms, two bathrooms and a separate wc.

Situation
Grosvenor Road is perhaps the most favoured of all roads in the Busbridge area, containing predominantly older family houses set in mature and good-sized plots. There is an excellent range of good local schools including Busbridge Infant and Junior schools, St Edmund's Roman Catholic School as well as St Hilary's Preparatory School and Godalming Sixth Form College. At the end of the road is a large recreation ground with playing fields, tennis courts and a children's play area. The town centre and main line station (Waterloo 46 mins) are conveniently near, approached by footpaths or by road. There is a good range of local shops in the town including Waitrose and a Sainsbury's superstore. Guildford is some 4 miles away and the A3 is within 3 miles giving fast road access to London, Gatwick & Heathrow airports and the south coast, as well as linking with the M25 at Wisley.

The house is approached by an in-and-out driveway, leading to two garages, one on each side of the house and has a pretty garden at the front, bounded by a stone wall. At the rear, there is a large broad terrace opening onto a wide expanse of lawn with a stone path to one side and well-stocked flowerbeds and shrubberies.
