"Hamilton House was built in 1968 to the late owners specification and is on the market for the first time. A detached house in the Georgian manner with brick elevations including rubbed brick window arches and tall timber framed sash windows under a tiled roof. The design reflects much attention to detail with comfortable south facing accommodation, most rooms with double aspect and attracting a lot of sun. There is good joinery detail including a finely crafted turning staircase, panelled doors, natural pine details and cornices. A most attractive bright house on a sunny plateau enjoying a seasonal outlook from the first floor over Castle Street.

Situation
Hamilton House occupies a prominent position above Castle Street on the rise of Castle Hill just beneath the ramparts and buildings of Farnham Castle, forming part of a protected scene including renowned Castle Street with its 18th Century facades on medieval buildings all within a Conservation Area. The extensive acreage of Farnham Park adjoining Farnham Castle is a short walk. The principle facilities of this old market town are within about 0.25 of a mile with excellent shopping popular for the characteristics and scale of an old town with excellent cultural facilities. Several state and private schools are close by. Farnham station is within walking distance providing a good commuter service to London Waterloo in under an hour. There is ready access to the A3 and M3 for London, the coast and the airports. The surrounding area is noted for its extensive open country and National Trust land with excellent opportunities for walking, riding and country pursuits.

Outside
Attached to the house is a double garage fully plastered and with radiators, sash windows and a garden door. It is considered that this offers potential for a conversion into additional accommodation and there is space for replacement garaging within the garden all subject to the necessary planning permission. Garden Shed. Summer House.
