"A delightful single storey detached country cottage with roughcast rendered elevations under a tiled roof. The cottage has been extensively refurbished in recent years and provides a very open plan living space, with further potential to extend.The cottage has retained much of its character with vaulted ceilings, exposed timbering and some exposed stonework, and the main open plan sitting room has solid oak floor. The kitchen and bathroom have also been replaced, the bathroom being fitted with a modern white suite and fully tiled floor and walls and the kitchen has a butler sink, ceramic hob and electric oven and a range of gloss fronted wall units. There is an electric central heating system via radiators and the property has had a new roof. There is planning permission for a single storey extension to provide an extra bedroom and bathroom

(WA/2014/1749) plans can viewed either at this office or on the Waverley Borough Council website. Once a labourers cottage, the occupant came to prominence when a book was written about him by a local author in the 19th Century. A real life account of the life of a labourer and his position in society within the local Farnham area.

Situation
The cottage occupies a truly rural setting adjoining the Bourne stream and is situated along a footpath just to the north of the village of Lower Bourne. Lower Bourne provides good day to day local shops, a village green, tennis club, infant school and is surrounded by miles of open countryside ideal for walking and riding. The busy town of Farnham is approximately 1.5 miles away providing a comprehensive range of shops, pubs and restaurants, leisure and cultural facilities as well as a mainline station to Waterloo (55 minutes).

The garden is well enclosed within a combination of fencing to the front with mature trees and shrubs and a steep bank rising to the rear."
