"A modern and individual detached five bedroom family house situated in a popular residential area close to exceptional local schools and less than 2 miles from Farnham town centre. This house was built in 2006 and is made of brick construction with wooden framed double glazed windows throughout, and gas fired central heating including under floor heating on the ground floor. This well presented house has a large central hallway with all the reception rooms leading from here with extensive oak flooring throughout much of the ground floor. The sitting room has an open fire place and a large window along one wall with double doors opening out on to the garden. The kitchen is fitted with an extensive range of oak fronted wall and base units with granite work surfaces and integrated dishwasher and range cooker and the added benefit of a conservatory creating flexible living. There are five good sized bedrooms off a large galleried landing, three of which have en-suite shower rooms. There is a very useful plastered and boarded loft room with lighting

Situation
Middle Bourne Lane is a well established residential road midway between Farnham and Lower Bourne and is popular due to the semi rural nature of the area, combined with the convenience of being less than two miles from Farnham and the mainline station (Waterloo under the hour) and as well as being close to the high performing and increasingly popular South Farnham Junior Infant School. Lower Bourne village is less than half a mile away with a post office, village store and recreation ground and is within walking distance to the local pub and further shops including Tesco Express at the Ridgway. The surrounding area boasts many miles of open countryside including Bourne Woods and Frensham Ponds. Farnham town provides a comprehensive range of shops, pubs and restaurants as well as cultural and leisure facilities. There are good road links to the A31 from the A31 which leads to the A331, A3, M25 and M3.

Outside
There is an integral double garage part of which has been converted into the hobbies room and to the front there is a paved hard standing for two cars and further gravelled driveway and turning area. The garden is mainly lawned interspersed with mature trees and with flower beds and borders to one side. There is a patio immediately adjoining the back of the house and the whole is enclosed within a combination of closed bordered and ranch style fencing.
