"This fabulous family home offers excellent proportions with a sense of space and light throughout. As you step through the front door into the light hallway you get a sense of what the rest of the property has to offer. On your right you are led into an open plan double aspect kitchen/breakfast room, flooded with light from two deep bay windows, and benefiting from a comfy snug area for your kids to relax after school and chat (or do homework) while you prepare the evening meal. A practical and light stone, tiled floor, with underfloor heating, runs throughout this area and continues into the utility room. The kitchen is furnished with a comprehensive range of white base and eye-level units made from sustainably sourced certified timber, with brush chrome handles, English oak work surface and integrated, Bosch appliances comprising double electric oven, gas hob and extractor fan over and stainless steel sink. An arch takes you into a useful and sizeable utility area with stainless steel sink and pretty painted units with room for tumble drier and washer.

A handsome, double aspect sitting room, with French doors opening onto the rear terrace, is sited at the end of the hall. The focal point of this light and spacious room is an Adam-style fireplace with black granite hearth and surround with grate housing a 'living flame' gas fire. To one end is space currently being used as a study area but could easily be used as a formal dining area. Also downstairs is an invaluable cloakroom with white toilet, basin and tiled floor.

From the hallway a turning staircase rising to the first floor accommodation which is made up of four good sized bedrooms. The master bedroom benefits from a chic dressing area with fitted wardrobes and an ensuite bathroom complemented with a white contemporary suite of deep bath, basin, toilet and separate walk-in shower with Aqualisa power shower.
