"This spacious five/six bedroom detached family home, in our opinion, offers well proportioned accommodation presented over three floors and retains some of the original charm and character of this period home with potential still to fully convert the loft room which has its own staircase.

The loft has been used previously as a games room. (Potential buyers should make their own enquiries as to suitability for this and to obtain the necessary planning permissions and consents).

As you walk into the entrance hall you get an immediate sense of space with a door leading through to a double aspect lounge complete with ornate fireplace and bay window to the front with views over Cane Hill.  The dining room is a double aspect room with door leading directly onto the garden and offers peace and tranquility.

Our clients often work from home and find the double aspect study invaluable and could also be used as a TV room or second sitting room.  There is a fitted kitchen/breakfast room with adjoining utility room and also a downstairs bathroom. There is potential here to extend this to create a fabulous kitchen/family room, subject to the usual planning permissions and consents being obtained.

Stairs rise to the first floor landing with rear aspect master bedroom which includes a range of fitted wardrobes and an en suite shower room.  The current owners have added a door into bedroom five which they currently use as a dressing room.  This of course could be converted back into a bedroom. There are five further bedrooms and a rear aspect fitted bathroom.  Stairs rise to the second floor loft room

(18'2 x 13'10) which has previously been used as a games room and could be converted, subject to the usual planning permissions and consents.

Outside:
To the rear of the property is a mature and secluded garden with patio area, two lawn areas, flower borders and mature shrubs and trees with hedgerow borders.  To the side of the house is a driveway and a detached garage.

Location:
The area is surrounded by greenbelt land including the Farthing Downs .  The house is also conveniently positioned for access to the M23/M25 motorway network which begins just 2 miles to the south at Hooley giving access to Heathrow, Gatwick and the south coast.  Coulsdon South mainline station is within three-quarters of a mile with services to central London, Gatwick and the south coast.  Coulsdon also has a number of highly regarded schools, including Woodcote High School, Keston Junior School and St.Aidans.
