Hill Farm enjoys an elevated setting on the edge of Charsfield with fine rural views. Not listed and thought to date from the 17th Century, the original timer framed farmhouse has been substantially extended and offers some 2,900 sq ft of well laid out and well presented accommodation, which includes a spacious reception hall, atmospheric sitting room, complete with exposed timbers, a well proportioned dining room and study. An impressive AGA kitchen breakfast room has French doors on to a south facing terrace and a flexible use snug and utility room beyond.

On the first floor, there are five double bedrooms a luxury en suite bath shower room, together with two further bath shower rooms.

The property benefits from a modern oil fired central heating system and most of the bedrooms enjoy far reaching views over the countryside of the Posford Valley.

OUTSIDE

The driveway leads to a recessed five bar gate which accesses into a shingled parking area to the side of the house, fronting onto which is a double cart lodge garage.

Hill Farm stands on the edge of Charsfield. Recreationally, the Deben and Ore estuaries provide a wide choice of water sports and there are golf courses on the edge of Ipswich and Woodbridge.

The A12 dual carriageway is easily accessed as it bypasses Woodbridge and main line rail services run regularly from Ipswich both to London Liverpool Street Station in about 65 minutes.

From Ipswich, travel in a northerly direction on the B1077, passing through the villages of Westerfield and Witnesham. At the Ashbocking crossroads turn right on to the B1078 and proceed for 1.5 miles, passing the Otley Agricultural College. Turn right at the T junction at Otley Bottom on to the B1079. After approximately of a mile turn left at the next junction and back on to the B1078 signed to Wickham Market. Proceed for approximately 3 miles and after passing the Charsfield village sign, take the next left halfway down the hill into the village. Hill Farm will be found at the brow of the hill on the right opposite Hall Lane.
