This Victorian semi-detached property is moments from the Suffolk coastline and sandy beaches boasting many period features including beautiful open fire places in most of the rooms. There are four bedrooms, three reception rooms as well as a conservatory, kitchen and storage/utility room. There are two separate garden areas and many outbuildings with possibility to convert, and private parking for two cars.

The Property
Upon entering the property one finds themselves in the spacious entrance hall which has a very large under stairs cupboard with plumbing in place to convert into a ground floor WC. The entrance hall accesses the three reception rooms and stairs to the first floor. The most impressive room of the house is the front reception room which would be best used as a formal sitting room and has a beautiful, large, marble open fireplace, high ceilings, a bay window with original sash windows and the list goes on! The second reception room is currently used as the family sitting room but could be used as a dining room with double aspect windows overlooking the pretty side garden, another open fire place and ample space for furniture. The third reception room is the breakfast/dining room which leads to the kitchen, has a window to the side garden and another open fireplace. The kitchen is in good order with a brand new boiler, the floors are completely tiled to the walls under the units, space for an electric cooker, washing machine, fridge-freezer and slimline dishwasher. The kitchen is very light with two windows and also leads into the conservatory. The conservatory was built in 2010 and has French doors that open onto the side garden, there is a unique feature in the conservatory of the uncovered old well which has been built up to keep the character. The storage/utility room is located at the back of the conservatory and houses the tumble dryer as well as shelving units.

On the first floor the landing is spacious with doors leading to the four bedrooms and family bathroom. The biggest double bedroom is spacious with an open fireplace, fitted shelves, views over the side garden. The second largest room has the beautiful bay window, a feature fireplace, and a fitted wardrobe. There are two further bedrooms, one double with a sink in the corner and one single. The large family bathroom has been modernised with a four piece suite including separate double shower cubicle.

Outside
Dambrook is approached from Church Road with private parking for two cars. The drive is shared with one other property which is a bungalow behind the rear garden to Dambrook. There is a front garden that leads to the storm porch and pretty front door. To the right side of this is a gate the leads through to the side garden which is sheltered from the road by mature trees. The side garden can also be accessed from the drive and benefits from a well with a pump that is fed by rain water - perfect for watering the plants. Mature laurels shelter the side garden from the rear garden. There is a path that leads past the conservatory doors to the outbuildings which include an original greenhouse for restoration, shed, outdoor WC and another storage/coal shed, beyond this is the fenced in large back garden which also has some mature trees and hedging but is mostly laid to lawn.

Location
The village of Kessingland has shops, a post office, restaurants, a primary school, pubs and a wildlife park (which holds a car boot sale on Sundays in the summer season). Kessingland is between Lowestoft and Beccles which provide a fuller range of amenities. The Lowestoft train station runs a link to London Liverpool Street via Ipswich. Kessingland is located just 8.4 miles away from the market town of Beccles and the unspoilt Suffolk coastline with the beaches of Southwold and Walberswick within easy driving distance.

Directions
Travelling South on the A12 from Lowestoft. At the second roundabout signposted Kessingland, take the first exit onto White's Ln/B1437 and turn left onto Church Road. Continue on this road for a short distance and the property is situated on the left hand side.
