" A modern three bedroom family home situated in the popular village of Spexhall. The property offers a generous kitchen/dining room, sitting room with a fireplace, a cloakroom with internal access to the attached garage.Upstairs we find three bedrooms and the family bathroom. The Property
Opening the front door takes us into the hallway, where stairs lead to the first floor and we find a door to a cloakroom fitted with a w.c., hand basin and another door to the attached garage. There is a useful utility area and an up and over door to the rear, this room could easily be converted to further living accommodation.
The sitting room overlooks the deep front garden and has a corner fireplace and a deep under-stairs cupboard. A door takes us into the kitchen/dining room which is a generous size with plenty of room for a table and chairs. The kitchen has a good range of wall and base cupboards with a built in electric cooker, dishwasher, hob and a fridge. A window and fully glazed patio doors overlook the rear garden.
On the first floor are two doubles and one single bedroom, the master being a good size with pleasant views over the front garden and beyond. The bathroom has a bath and a separate shower cubicle, w.c. and wash basin. The house has the benefit of oil fired central heating.

This family home is situated on a quiet cul-de-sac within the popular village of Spexhall. Spexhall is located a short drive from the amenities of Halesworth and on very good transport routes to Bungay and Beccles whilst enjoys an active country pub and is walking distance of the highly regarded Ilketshall St Lawrence Primary School. Halesworth provides many independent shops, public houses, restaurants, doctors, vets and a supermarket. It has a thriving centre of arts for the community called The Cut which is used for theatre, cinema, exhibitions and workshops. There is a train station with links to London Liverpool Street.
