"Grade II Listed country house situated in an edge of town, riverside position

Description

Scott House is named after John Barber Scott 1792 1862 , known for his travel diaries, written during the first half of the 19th century, which gave a great insight into social life both locally and abroad. Scott House enjoys a most tranquil setting with the river Waveney dividing the formal part of the garden from the informal part, the latter attracting considerable wildlife and affording far reaching views to the west over meadowland. The house is on the edge of the town within walking distance of all its amenities yet benefits from a countryside feel so seldom found in a position as convenient at this.

Inside the house, much charm and character remains including many period features such as fireplaces, cornicing, door and window casements etc. The principle rooms benefit from an attractive outlook over the rear garden and river with a conservatory accessed from the drawing room. The accommodation of over 5000sq feet consists of both the main house as well as a self contained apartment which gives adequate scope for a buyer who is looking for multi generational living. Offering six bedrooms and four reception rooms to the main house the property provides considerable living space. The property would now benefit from a process of modernisation and refurbishment but is a rare opportunity to purchase a special house in a superb location. There is also an adjoining barn with open fronted garaging offering further potential for other uses, subject to the normal planning consents being obtained.

Outside
The property is approached by a pair of timber gates which lead to a driveway and the open parking bays. The apartment features a separate access. The main and formal part of the garden is mainly laid to lawn with a variety of shrubs, gravel paths and seating areas around. To the rear of the garden is an attractive flint wall giving a sense of character to the outside space and of a folly style. With its riverside setting there is timber bridge which links to an informal section of further garden which currently is a wildlife haven although could be maintained to offer further manicured gardens if desired.

In all the property sits in grounds approaching an acre.

From Earsham Street is a pedestrian gate with steps leading down to the front entrance to the house.
