" Ideally situated on a corner plot down a quiet cul-de-sac on the outskirts of Worlingham village, you will find this immaculately presented detached home. Boasting large reception rooms, kitchen with utility and four double bedrooms, this property has plenty of room for a large family but is just as comfortable for a retired couple looking for a generous space to live in.

The Property
Stepping through the front door you are greeted by an entrance hallway, with stairs to the first floor in front of you. A cloakroom with toilet and wash basin can be found beneath the stairs. Taking a left, a door opens up into the sitting room. This generous space stretches from front to back of the property, with a feature fireplace fitted with gas fire at it's heart. Patio doors can be opened into the rear garden, to really let the outside world in. Crossing the hallway a separate dining room links through to the kitchen, leaving plenty of space for a large dining table and chair set. The kitchen is well equipped with a range of base and wall storage units and integrated appliances. An eye-level oven with separate grill are included as part of the sale, along with a separate four-ring gas hob with extractor hood over. To the back of the kitchen a door leads into the utility space, which in turn gives access to the rear garden via the back door. The utility room provides further worktop space with room for a washing machine and dishwasher underneath. One corner of the room is set aside to house a tall fridge-freezer. Taking the stairs to the first floor and turning immediately right, you will find the master bedroom and ensuite. Outside
The front approach to the house consists of a band of lawn with plant beds to the outer and inner borders, well stocked with colourful shrubs and flowers. A stone slab pathway leads up to the storm porch and front door. The rear garden is divided between an area of lawn and large plant beds, also well stocked with a variety of plant life. A brick-weave patio can be found to the back of the property and a small area of sand-coloured slabs have been used in one corner to create a sun trap for potted plants or ideal for a bistro set. A second area of garden can be found to the corner on the left of the property, which is bordered by a neat, high hedge. A wooden gate gives access to the parking area, with room for multiple vehicles in front of the double garage. The garage has a wide roller-door that gives way to ample room for vehicles and workshop space, with an external door to the back giving access to the rear garden.

Location
Worlingham village has access to good primary schools, a convenience store with post office, pharmacy and a hairdresser. Beccles is a busy market town with many shops, restaurants, schools, pubs and supermarkets. A market selling fresh produce is held every Friday in the town and there is a bus station with a daily service to London (Victoria) and regular services to Lowestoft, Norwich and many of the smaller villages around. The Beccles train station has a direct line to London Liverpool Street. The town is located on the Waveney River which is a gateway to the Broads network. The unspoilt Suffolk coastline with the beaches of Southwold and Walberswick are within easy driving distance.
