This property benefits from being a short distance from the amenities and schools of Beccles town and also has access to many lovely coastal locations within half an hours drive.

The Property
An entrance porch welcomes you into the property and through to the sitting room. This spacious room has a feature fireplace to the right-hand wall, creating a centrepiece and is fitted with a gas fire. A door on the left-hand side opens up to the stairs to the first floor and to the back of the room an archway leads through to the dining room. This pleasant space provides ample room for a table and chair set, and also gives access to the kitchen and the conservatory via a patio door. The kitchen has recently been re-fitted from top to bottom with an attractive range of storage units and worktop, making excellent use of the space on offer. Integrated within the kitchen is an eye-level oven and separate hob with extractor over and a large pantry cupboard to one corner provides further storage. Space for a fridge-freezer and dishwasher can also be found. The conservatory is substantial in size with window panes from floor to ceiling and a large patio door to the rear garden, to let the outside world in. The floor is laid to tiles and in one corner of the room you will find plumbing for a washing machine. Taking the stairs to the first floor, you are greeted by a wide landing which has access to airing cupboard storage and the loft hatch with ladder. In front of you is the separate WC and next to it the bathroom, fitted with wash basin and double shower cubicle. The second bedroom sits to the rear of the house and is a generous double sized room. To the front aspect you will find the master bedroom, another very spacious double room. The third bedroom is a standard sized double room, currently used as an office.

Outside
From the road, a paved path leads up to the entrance porch and beside it the concrete drive leads up to the garage. The garage is fitted with up-and-over door and has access to power and light, inside you will find the gas boiler mounted to the wall. The front garden is mainly laid to lawn with a plant bed to the right hand border and also beside the path. A timber gate gives side access to the rear garden, where the pathway continues along until it meets the patio area to the rear of the house. The path sweeps to the left, past a recently acquired glass greenhouse and up to a large raised pond, teaming with many fish. The rest of the garden is laid to an area of lawn with an established plant bed to the right side, containing another smaller pond that houses frogs and newts. The rear garden is bordered by high timber fencing with concrete posts.

Location
Beccles is a busy market town with many shops, restaurants, schools, pubs and supermarkets. A market selling fresh produce is held every Friday in the town, there is a bus station with a daily service to London (Victoria) and regular services to Lowestoft, Norwich and many of the smaller villages around. The Beccles train station has a direct line to London Liverpool Street. The town is located on the Waveney River which is a gateway to the Broads network. The unspoilt Suffolk coastline with the beaches of Southwold and Walberswick are within easy driving distance.
