The Property
This is an ideal family home with spacious accommodation presented in excellent condition throughout with UPVC double glazed windows. The entrance hall has ample space and gives access to all downstairs rooms including a door to the intergrated garage, in which the boiler is located. The large living room, which faces south, has a stone fire place with coal effect gas fire, sliding doors which let in the light throughout the day and leads out on to the patio at the rear. The dining room has Amtico flooring and French doors out to the patio area. The utility room is just off the kitchen which has a few units and a stainless steel sink and drainer , plumbing for washing machine and a door leading out to the side of the property. Downstairs there is also a fully tiled shower room comprising a white WC, basin and a shower cubical with Aqualisa shower overhead. The staircase is an open airy area with natural light from a window at ground floor level and a velux one above. Off the landing is the master bedroom which has views over the Waveney Valley. There are two further bedrooms, each fitted with Sharps wardrobes. All bedromes have access to the eaves for additional storage. The family bathroom comprises of a white suite with a shower head attached to the bath and tiled surrounds. There are ample TV and telephone points throughout the house.

Outside
The property is approached by a brick weave drive way providing ample off road parking and an intergrated garage, with power. There are a range of plants and shrubs leading up to the entrance and side access can also be found. A pathway takes you through to the rear garden which is South facing, well stocked with various plants and shrubs and is mainly laid to lawn with gravel pathways and a patio area which is ideal for alfresco dining. There is also a garden shed.

The property is located on South Road, a convenient distance to the centre of the market town of Beccles which provides all local amenities and schools. The Cathederal City of Norwich lies approximately 18.5 miles away with a mainline rail service to London Liverpool street (approx 1hr 54mins). Southwold and the unspoilt Suffolk coastline is within easy driving distance of 11 miles.

Directions
From Beccles town centre head south on Newgate, turn left onto A145 Blyburgate. Turn right into Peddars Lane. Turn left into London Road, then take the second right into South Road. The property is situated right at the end of the road on the left.
