"White Eaves is an imposing four bedroom family home with annexe accommodation enjoying a secluded position within easy walking distance of the centre of Eccleshall.

The pretty village of Eccleshall offers all the amenities one would expect of a village with a thriving high street that include an award winning butchers, a doctors surgery, library, two small supermarkets and several public houses. It sits equidistant between the country town of Stafford to the south and Newcastle Under-Lyme to the north, within easy reach of the M6 and mainline rail station with regular intercity services to London.

Approached by private drive, gated access leads to the front courtyard parking area and double garage to the left of the property. The property sits well within its own grounds with ample parking and landscaped gardens to two sides and mature hedges and established trees ensure privacy.

The principal house has spacious accommodation with five reception rooms including a large sitting room with views over the attractive rear garden, a study, large dining room, snug and conservatory.

The well appointed kitchen has plenty of space for a table and chairs and has a range of wall and base units with integrated oven and four ring hob. The kitchen and breakfast area look over the gravelled driveway to the front of the property.

The central hallway with its guest cloakroom has a turned staircase to the first floor galleried landing from where there are three double bedrooms. The Master Bedroom at the rear of the house also has a very smart en-suite bathroom with Jacuzzi style corner bath.

In addition to the three bedrooms, all of which enjoy wonderful views over the rear garden, there is a further family bathroom with smart corner bath and separate shower cubicle.

The annexe has an entrance hall which also serves as side access to the principal house and has a turned staircase to the self contained accommodation on the first floor. The large living space has an open plan kitchen to one end and sitting room area with steps to a large loft room.

To the side of the living space is a further bedroom and additional bathroom, fitted with a corner bath with shower over and wash hand basin.

Although the annexe currently enjoys a degree of separation, it would be a relatively simple job to link it to the principal house as there is a shared door on the first floor landing of both properties. This flexibility could provide a fourth or even fifth bedroom if desired, or as the current owners are using it for independent living for one of their children.
