The property is situated on the head of a quiet cul de sac in a sought after area of the town and enjoys panoramic views to the rear. There is easy access to both J37 and J38 of the M1 motorway as well as A628 Manchester Road and Barnsley Town Centre (3 miles). Also, within a 10 to 15 minute walk you can be in open countryside, woodland or access several nice local pubs / restaurants. Barugh Green also has one of the best schools in Barnsley.

The property has off street parking for up to three vehicles via block paving to the side of the house and comprises of a small lawned flower garden to the front of the property and a large private landscaped / newly lawned garden to the rear. The house also has dark brown upvc double glazed windows all round and upvc facias, soffits and guttering.

There are three decently sized bedrooms comprising of;

Living Room / Lounge - The largest room in the house with triple aspect patio door looking on to the private landscaped garden and patio area to the rear of the property. The room has beautiful coal effect gas fire with cast metal / cermic art deco tile surround, bordered with large wooden mantle and black granite hearth. Other features - cast plaster coving, oak skirting and architraves and solid hardwood / glass internal doors.

Combined Kitchen / Dining - The main entrance to the property is via the kitchen (accessed via a large open porch to the side of the property). The kitchen has dark solid wood traditional style kitchen and would benefit modernisation. It has a gas hob, double electric oven, and space for a freestanding fridge freezer. The floor has cermic tiles.

The dining room and kitchen are open plan and flow on to each other. The dining area has light solid oak planked flooring and a window over looking the rear garden as well as a dual aspect patio door onto a block paved patio area to the side.

Utility / Boot Room - This is an external room located off a side door within the entrance porch. This comprises of a double base unit with sink and drainer and space / plumbing for both a washing machine and a tumble dryer. The mains fed combi boiler is also located within and is appoximately 5 years old worcester bosch which powers the central heating and direct hot water. The porch isn't shown properly on the floor plan.

Loft Space - The property is deceptive in that just over 50% of the loft is converted into plastered / painted / floored rooms for use as storage, play or hobby space and is accessed by a high quality pull down loft ladder situated in the hall way. The rooms have lighting and electric sockets. The rest of the loft space is left as insulated roof void over the living room and cannot be presently used without further conversion works.

Recent maintenance works which would benefit any new owner are; fully rebedded / repointed roof ridge tiles / valleys, both gable ends fully ground out and repointed. The rear lawn has also been fully re-turfed. The block paving showing in the photos will also have been fully completed and has been altered as part of newly constructed property next door.
