"A delightful four bedroom period house, which is beautifully presented throughout, occupying a lovely position in the area of Rowbarton overlooking tree lined playing fields. The house was likely built in the late 1800 s and has been loved and cared for by the current owners since 2020. The house had undergone a programme of work prior to their purchase including a single storey kitchen extension and loft conversion. You enter through the front door into the entrance hall with stairs rising to the first floor with WC beneath and doors opening to the principal reception rooms.

The living room is situated at the front of the house and enjoys high ceilings and a large bay window at the front, providing lots of natural light. There is a chimney breast with exposed brickwork and an inset wood burning stove, providing a natural focal point for the room. Beyond this is the snug, which has built in storage, a window to the rear aspect and would be ideal as a study or play room.

The Owners Love The current owners have loved the convenience and close proximity of Taunton town centre and all its amenities just a short walk from the front door. They particularly love the sense of space you get in the house and also the amount of storage, which has been very useful! They will mostly miss the easy access to the Quantock Hills where there is an abundance of beautiful walks with the dog. They have also found the access to the main line railway station and the M5 motorway at junction 25 be really beneficial.

The kitchen diner is located at the rear of the house and benefits from a variety of shaker style wall and base units with granite work surfaces over and inset sink. There is a space for a large Rangemaster cooker with hood over, fridge freezer and an integrated dishwasher and washing machine. There is also space for a dining table in front of the French doors, which open onto the rear garden and a skylight above, flooding the room with natural light.

Upstairs, on the first floor landing, there are doors to three bedrooms and family bathroom. The original master bedroom is a great size and benefits from built in wardrobes and two windows to the front aspect, with views over the playing fields opposite. The second bedroom is situated in the middle of the house and is again a good size, with built in wardrobes and a window to the rear aspect, overlooking the garden. The third bedroom is also at the rear, again overlooking the garden. The family bathroom is fitted with a four piece suite including WC, washbasin, bath, and shower cubicle. From the landing, there are stairs to the fourth bedroom, which is an excellent size and benefits from a dormer window to the rear, with far reaching views to the Blackdown Hills and an ensuite shower room, with WC and wash basin.

George Loves I love the fact that this house is ready to move straight into! It has clearly been so well looked after by the current owners and has been prepared perfectly ready for sale. It is unusual to find a house like this, with no work required before its ready to move in. And with such a lovely south facing garden, it makes this property really stand out from other homes like it. An absolute must see house!

Outside, to the rear of the property there is large south facing garden. The garden is predominantly laid to lawn and is enclosed with timber fencing and with well stocked borders. Directly outside the French doors, is a spacious patio area proving an excellent place to soak up the sun, and at the bottom of the garden, there is a spacious garden room studio with power and lighting, which could be utilised for a variety of uses.
