Gardens of 2 acres. THE OLD RECTORY, ALFORD, CASTLE CARY, SOMERSET BA7 7PN About the area Alford is a small, friendly and conveniently situated village, with its own parish church, located between Lovington and Castle Cary. Lovington is also a popular village with a church, primary school and a well regarded pub/restaurant. The historic market town of Castle Cary is just a few minutes drive to the east and has a mainline railway station to Paddington as well as Doctors, Dentist, Library, Privately owned Supermarket, Greengrocer, Butcher, Bank, Post Office and numerous independent shops. The A37 is two miles away giving rapid access to the A303. The towns of Sherborne, Yeovil, Street, Glastonbury, Wells and Frome are all within a short drive and Bath and Bristol are within commuting distance. There are wide ranges of sporting and cultural amenities in the area and excellent state and independent schools including Millfield, Wells Cathedral, Downside, Hazelgrove and the schools at Bruton and Sherborne. Accommodation Paved and graveled pathways lead from the Coach House parking area through the gardens to the front of The Old Rectory with its' attractive mullioned faΓ§ade. A solid wooden door opens into the spacious ENTRANCE HALL with beams to ceiling, wooden stairs with fretwork detailing and impressive ornate carved newel post, under stairs store cupboard, mullion window to front aspect, quarry tiled floor and period radiator. Off the hall is the formal DINING ROOM which has beams to ceiling, a period tiled open fireplace, two mullioned windows and a period radiator. The south/west facing DRAWING ROOM takes full advantage of its position and enjoys excellent light from the large mullion and bay windows. Other features include a period open stone fireplace and hearth within a wooden surround and mantle over, window seat, detailed cornice and deep skirting boards. * Returning to the hall, from which a door leads to the KITCHEN BREAKFAST ROOM which is a good size and has three windows overlooking the front and side gardens. To one wall is a concealed fireplace which we understand to be an Inglenook fireplace. From here a door leads to a flagstoned REAR HALL with wood paneled back stairs and a further door to the STUDY/MUSIC ROOM which has two windows, a cast iron period fireplace, picture rail and floorboards. To the rear of the building is the UTILITY ROOM with pantry, old glazed cupboards, shelving and sink. The separate BOOTROOM has a built-in meat safe, storage cupboards and access door to the covered potting shed area. There are further DOMESTIC STORES, CLOAKROOM and a WORKSHOP which has high ceilings and wooden painted paneling to the walls and double doors to the garden. First Floor On the first floor there are SEVEN DOUBLE BEDROOMS, two of which are interconnecting, many have exposed floorboards, several have either exposed or concealed fireplaces, fitted wardrobe cupboards and period radiators, all have mullions, including a Bay and an Oriel window. Two spacious BATHROOMS with large storage cupboards, and a separate WC. Second Floor There are two generous landings, the rear landing having two smaller flights of stairs leading to the ATTIC ROOMS, of which there are four. All have natural light from windows, skylights or tiled dormers Outside and Gardens The driveway is to the south boundary and leads to the part cobbled and stone parking area of the COACH HOUSE which is, at present, used as open fronted GARAGING for three vehicles. Part wood panelled walls, exposed beams and rafters. From a central area wooden stairs lead up to the Hay Loft and further first floor storage. The garden, which approaches two acres, is mainly laid to separate areas of lawn with stone retaining walls, beds and borders containing mature shrubs and established trees, including fruit trees. From the pretty no through lane on the north east boundary a pedestrian gate leads to the front lawns where a pretty stone bridge straddles a small stream. To one side is a productive vegetable garden with fruit cages and brick built cold frames.There are numerous stone outbuildings and shed storage areas to the rear of the property and these can be accessed from the covered area outside the Boot Room.
