The sale will include the fitted carpets, curtains, nets and light fittings.

Built in approximately 1977 by Stanley Stone (Chelsea) Limited to NHBC specifications having a tiled, felted, insulated and partly boarded roof. The rear extension has a felt roof. The gas centrally heated accommodation also benefits from partial double glazing but it is fair to say that it is in need of some improvement.

Our vendor client moved into the property in 1995 and the rear extension to the garage was already in situ.

Situated to the north east of the town centre and within easy walking distance of the BASC sports ground and corner general store. Other leisure facilities nearby include bowls club, golf course, tennis club and heated indoor swimming pool. Town centre amenities include banks, building societies, newsagents and bakers. From the centre of Burnham-on-Sea proceed in a northerly direction along Berrow Road before turning right into Stoddens Road just before the Lighthouse. Continue along Stoddens Road for approximately half a mile before turning right into Southern Lea Road. Continue along Southern Lea Road for a short distance before turning right into Creswick Way. No.8 will then be seen along on ones left hand side.

HALL :- Approached via low maintenance door with inset letter box and obscure glass pane. Radiator, cloaks hooks, door bell, telephone point, smoke detector and central heating thermostat.

LIVING ROOM 17'4 x 15'7 (5.28m x 4.75m) :- Television and telephone point. Double radiator, shelves and useful understair cupboard with hooks. Double glazed windows (partially obscure glass) with matching door giving access to the sunny rear garden.

OFFICE/STUDY 10'0 x 8'0 (3.05m x 2.44m) :- Double radiator and dual access double glazed windows. Shelves and double glazed door which was installed in June 2011 to the enclosed sunny rear garden.

LANDING :- With smoke detector and provision for radiator, if so desired. Built in airing cupboard housing the factory lagged hot water cylinder, slatted shelving and immersion heater. Loft access.
