"An exquisite three double bedroom family home with extended accommodation over three floors. This charming Victorian home is superbly presented with an array of period detail including fireplaces and cornicing and is further enhanced with beautifully presented open plan accommodation on the ground floor capturing plenty of daylight throughout. This house carefully blends the classic architecture of the Victorian period with a modern interior that compliments modern family living. Ground floor accomodation includes an entrance vestibule leading into an entrance hall which in turn takes you into the bayed open plan reception rooms with period fireplace and gracious ceilings. Part glazed double doors takes you through into an extended full width kitchen/diner with casement and velux windows creating a real family kitchen overlooking the west facing rear garden. This kitchen/diner is fitted with a selection of integrated Neff appliances including 5-ring gas hob with stainless steel extractor fan and splashback, an eye level electric oven underneath the fitted microwave and grill and an integrated dishwasher. The kitchen units are a selection of timber wall and base units and a Franke granite ivory moulded sink is inset within the laminate worktops. A rear lobby with side door access to the garden and rear door access to the cloakroom completes the ground floor accommodation. The first floor is presented for sale with a generous family bathroom to the rear with a bath and separate shower cubicle. Dado rails with tongue and groove panelling under gives this family bathroom a sense of authenticity and is further complimented with a hand basin unit sat within a shelving unit with fitted cupboards underneath. The master bedroom is situated to the front of the house also with a cast iron period fireplace. The second double bedroom is also on the first floor with an additional third double bedroom within the loft conversion. The rear garden is perfect for families as it is level with a patio area for outdoor eating (Spring is on its way soon - I promise ...) leading to a lawn with flower and shrub borders to its sides and a garden shed to its rear. Flanked with fencing to sides and rear, the garden enjoys gated rear access overlooking the linear park joining up to the cycle network which now extends from Bristol to the north and Midford to the south. The front of the house has a retaining front wall with low level side walls and railings to one side. The front garden within these walls and railings is gravelled with a quarry tiled path to the front door.
