"This end of terrace 4 bedroom HMO is ideal for investors looking to start, or enlarge, their property portfolio. The property currently generates £16,320 pa and is tenanted until August 2015. The letting agent is currently carrying out viewing for students for the next academic year. This property falls outside of the HMO additional licencing area. Marsden Road is located on the South West side of Bath within walking distance of the city centre. There is a Tesco Express located just round the corner from the property and several bus routes are easily accessible from Englishcombe Lane.

Location
From Marsden Road there is a local bus services giving access into the World Heritage City of Bath, with its rich cultural, shopping, historic and sporting facilities. For those that need to commute, Bath Spa Railway station, situated in the City centre, offers a main line into London Paddington, likewise the M4 Motorway at Junction 18 (M4) gives access to London, Bristol and the South West.

Accommodation
You enter the property into the entrance porch divided from the main hallway by a glass partition door.

(also at the back of the house). The room has a fitted wardrobe in the alcove by the chimney breast and a double glazed window which looks out onto the back garden

At the front of the house is the large master bedroom with 2 double glazed windows which look out over the front of the house. This bedroom also has a fitted wardrobe in the right-hand alcove of the chimney breast. This room is lovely and light with wood laminate flooring. 

Outside the house to the front there is a small front yard with a stone build wall with gate dividing the property off from the pavement.
