Greenacres is to be found at the head of a long carrige drive way, surrounded by mature trees and shrubs. Greenacres is a south facing bungalow which enjoys an outstanding situation.
Greenacres commands extensive panaromic views of the surounding countryside across its sweeping lawns. The beautiful grounds extend to approx 6.8 acres and enjoys a delightful parkland setting which private woodland.

The estate is particulary well situated being approx 7 miles from the Historic, Roman Spa City of Bath, noted for its classical architecture and high quality shopping areas. The university town of Bristol is approx 10 miles away again offering numerous amenities. There is also access via the Severn bridge leading to South Wales an the M4 motorway which gives access to London.

On entering the house through the double glass panelled doors you walk into the entrance hall, access to the kitchen and living room are on your left and the property's original bathrooms and bedrooms are down the corridor on your right.

Immediately on your right as you enter the house is a door into the main bathroom. The bathroom actually has a second door leading into the front bedroom allowing it to be used as an en suite. In front of you as you enter the property down a short hallway are doors opening on to the garden with 2 storage cupboards on the right.

Down the main corridor of the original house, on your right as you enter, is access to the front and back bedrooms. The master en suite bedroom is at the end of the corridor.The master bedroom has a sliding door allowing access into the extensive grounds and there are also fitted wardrobes.

The kitchen has been recently redecorated and a large part of the dividing wall with the sitting room knocked through. A new dark red glass conglomerate work surface surrounds the kitchen atop a selection of wooden base units. There is a new split sink and duel flow mixer tap in front of the kitchen window. The freestanding cooker has a gas hob and electric oven with an externally venting hood above.

The living room has also been recently redecorated in a contemporary style with designer wallpaper on the main wall and colonial style shutters from Hillarys, the room also has a solid oak floor. There is a large stone fireplace with fully functional hearth. The dining room has a patio doors, again with Hillarys colonial style shutters and has been recently repainted in an off white colour.

The extension on the original house contains another bathroom and bedroom. The bedroom has large teak framed glass sliding doors leading to the front garden. There is also an additional storage room and utility room.

In the loft space of the original building there are 3 additional rooms leading from one to the other. The loft already contains a dormer window and has been boarded over 6x2 beams designed to support an upstairs living space.

The gardens and grounds of this property are extensive and contain a large lawned area as well as an arboretum. The plot is 6.8 acres in size and contained within are varied areas of mixed woodland and open spaces. There is a Ha-Ha Wall marking the boundary at the back of the house. The views over the village of Timsbury and surrounding countryside are splendid and far-reaching.

Directions

From Bath follow the A4 west and at the roundabout follow the A39 signposted Wells. Drive through Marksbury and Farmborough. Before reaching High Littleton turn left onto the B3115. The entrance to Kingwell Hall is the first driveway on the right. On entering the estate, take the left fork and follow this to Greenacres which will be found on the left hand side
